Water Street Tampa entertainment district moves into city review process

The Water Street Tampa entertainment district has entered the City of Tampa’s development review process, marking a key step forward in Strategic Property Partners’ plans for the project.

The transformational entertainment district at Water Street Tampa is moving into the City of Tampa’s development review process. Strategic Property Partners (SPP) announced the major milestone, saying the submission reflects months of planning as the project enters its next phase.

The new live music and entertainment venue will accommodate 3,500 guests and include a 250-key hotel. A press release said the project is designed to integrate mixed-use placemaking with entertainment.

Plans also include approximately 80,000 square feet of entertainment-driven retail, dining and hospitality space intended to create a walkable and active district even on non-event days.

“We are creating a fully integrated entertainment district that expands the energy of Water Street Tampa and Benchmark International Arena while delivering unforgettable experiences for residents, visitors, sports fans and concertgoers alike,” said Josh Taube in a press release. “The vision is to create a destination that broadens what Water Street Tampa offers — one that delivers a diverse range of experiences and remains active whether driven by major events or everyday downtown life.”

The live music and entertainment venue will operate in partnership with Vinik Sports Group and will serve as the centerpiece of the new district. The venue is expected to host artists, comedians, immersive experiences, special events and community programs.

“The open room model gives Tampa tremendous flexibility in attracting artists and events from across the entertainment industry,” said Steve Griggs in a press release. “It creates an environment where the venue can work with a broad range of promoters, tours and performers to bring more concerts, greater variety and unique entertainment experiences to downtown Tampa while continuing to strengthen Tampa Bay’s position as a premier entertainment market.”

According to project plans, the venue will feature a 2,800-person general admission floor and a 700-person mezzanine level. It will also include more than 8,000 square feet of terrace space overlooking Channelside Drive and a 6,000-square-foot VIP lounge.

The 250-key hotel will include a 12,000-square-foot amenity and pool deck with direct VIP access to the venue through a private entrance.

Approximately 1,000 parking spaces are planned for the district, along with a covered three-lane valet area and rideshare drop-off space.

SPP announced Moss Construction and Barton Malow as the project’s general contractors, while Gensler will lead architecture and design.

In a press release, Moss Construction and Barton Malow said the partnership brings together the operational depth needed to deliver the vision for the district.

The official name for the entertainment district and hotel will be announced at a later date. SPP anticipates breaking ground on the project in early 2027.
