TAMPA — Another luxury tower has reached its full height on the downtown skyline. Pendry Tampa wrapped vertical construction last week at 38 stories on the Tampa Riverwalk, marking the topping-out of Florida's first Pendry hotel and branded residences.
Mayor Jane Castor joined developers Friday for a ceremony marking the milestone, Axios Tampa Bay reported. “This is an incredible addition to Tampa's skyline,” Castor said, calling it one of the city's future premier hotels and noting Tampa already sells out most of its hotel rooms on weekend nights.
What's in the tower
The project is a partnership between South Florida's Two Roads Development and Pendry Hotels & Resorts, with architecture by Arquitectonica and interiors by Studio Munge, according to the project's own materials.
On the hotel side, Pendry Tampa is planned for about 220 guestrooms and suites, dining along the Riverwalk, a spa and fitness floor, a rooftop pool and more than 11,000 square feet of event space.
Above that sit roughly 190 private Pendry Residences — one- to three-bedroom condos plus a penthouse collection — with private residential lobbies and elevators and a residents-only rooftop pool. Residences currently start at $1.7 million. Axios, citing a news release tied to the topping-out, said more than 80% of the units have sold, representing about $400 million in sales. Earlier trade coverage had put sales closer to the mid-$380 million range as the tower neared the top.
Where it sits, when it opens
The tower rises at the Riverwalk corner of South Ashley Drive and West Whiting Street, a short walk from Amalie Arena, Water Street and the rest of downtown. Opening is still aimed at 2027.
Pendry joins a wave of branded luxury bets on Tampa Bay that already includes The Ritz-Carlton Residences Tampa and the forthcoming Waldorf Astoria Residences in St. Petersburg. For a city that spent years waiting on its next generation of waterfront hotels, the topping-out is a visible marker that the inventory is finally punching through the skyline.
Glass and interior work continue after the structural top-out. Two Roads partner Brad Meltzer has framed the project as both a hospitality play and a residential address for owners who want hotel service without giving up a private condo — the same pitch Pendry has used in other markets, now making its Florida debut on the Hillsborough River.
